Although wages have grown nominally, housing prices have risen almost twice as fast over the past decade.<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The price-to-income ratio \u2014which measures how many years of gross salary are needed to buy a home\u2014 now exceeds 9 years in Catalonia and 11 in Barcelona. <\/span><b>This disconnect between income and housing cost explains better than any macroeconomic figure the widespread feeling of impoverishment<\/b><span style=\"font-weight: 400;\">. We work more, but buy less life.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Governments boast of rising wages, statistics confirm it, and companies echo it. But<\/span><b> when the paycheck hits the bank account and faces the cost of living, the story falls apart<\/b><span style=\"font-weight: 400;\">. The numbers don\u2019t lie: the gap between income and housing price is now so wide that ten years ago it would have seemed exaggerated.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h3><b>Wages up, purchasing power down<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">According to <\/span><a href=\"https:\/\/www.idescat.cat\/\"><span style=\"font-weight: 400;\">Idescat<\/span><\/a><span style=\"font-weight: 400;\">, the average gross annual salary in Catalonia in 2023 was \u20ac29,978 (men: \u20ac32,721; women: \u20ac27,240) <\/span><b>\u2014a gender gap that still persists<\/b><span style=\"font-weight: 400;\">. The <\/span><a href=\"https:\/\/www.ine.es\/\"><span style=\"font-weight: 400;\">Spanish National Statistics Institute<\/span><\/a><span style=\"font-weight: 400;\"> (INE) puts the national average slightly lower, at \u20ac28,049.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Despite this nominal rise, <\/span><b>cumulative inflation above 15% between 2020 and 2024 has eroded purchasing power<\/b><span style=\"font-weight: 400;\">. Adjusted for CPI, real purchasing power has fallen by around 6% in five years, according to Eurostat. In theory, wages are improving. In practice, not enough:<\/span><b> the cost of essentials \u2014energy, food, transport\u2014 is rising faster than salaries<\/b><span style=\"font-weight: 400;\">. The Labour Observatory already warned in 2022 that, despite nominal growth, purchasing power was declining. Across Catalonia, prices per square meter range between \u20ac2,400 and \u20ac2,500, while in Barcelona city they approach \u20ac5,000\/m\u00b2. <\/span><b>The <\/b><a href=\"https:\/\/www.registradores.org\/\"><b>Property Registry Statistics<\/b><\/a><b> confirm recent records and sustained increases in sales<\/b><span style=\"font-weight: 400;\">. In historical terms, the current cycle already exceeds the peaks of the pre-2008 housing bubble, even adjusted for inflation. The difference: supply is scarce, and credit is more selective.<\/span><\/p>\n<p><b>A 75 m\u00b2 flat at \u20ac2,500\/m\u00b2 costs about \u20ac187,500<\/b><span style=\"font-weight: 400;\">. With a gross annual salary of \u20ac30,000, that equals 6.25 full years of income (before taxes and interest). In Barcelona, with prices between \u20ac4,500\u2013\u20ac5,000\/m\u00b2, the cost rises to \u20ac337,500\u2013\u20ac375,000 \u2014over 11 or 12 years of salary.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Bank of Spain <\/span><b>uses the housing price-to-income ratio as a measure of effort<\/b><span style=\"font-weight: 400;\">. Nationally, it already stands at 6\u20137, but in Catalonia\u2019s urban areas it easily reaches 9 or 10. That\u2019s a decade of work \u2014for a roof.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When housing swallows a growing share of income, everything else shrinks: food, health, mobility, education, culture. Saving becomes difficult, and each year there\u2019s less room for unexpected expenses. <\/span><b>In the rental market, the pressure is no lighter<\/b><span style=\"font-weight: 400;\">: in Barcelona, a 70 m\u00b2 flat costs around \u20ac1,200\u2013\u20ac1,300 per month \u2014a large portion of an average net salary.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When rent or mortgage payments exceed 30% of income, it\u2019s considered housing stress. <\/span><b>In Catalonia, a significant part of the population already lives under these conditions<\/b><span style=\"font-weight: 400;\">. Affordable land is scarce, urban planning is slow, and new developments arrive in drips.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">At the same time, <\/span><b>the entry of large investors and the treatment of housing as a global financial asset have fuelled price pressures<\/b><span style=\"font-weight: 400;\">. A house is no longer just a place to live \u2014it\u2019s a store of value, an insurance policy, and a bet. As the market heats up, citizens cool down: they work, save\u2026 and still can\u2019t reach it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The purchase price is just the cover. Inside lie transfer taxes (ITP\/IVA), stamp duties, notary and registry fees, and other expenses <\/span><b>that can add 10\u201312% on top<\/b><span style=\"font-weight: 400;\">. Once financed, interest adds another layer: with higher rates than in previous years, the total mortgage burden can stretch across two generations.<\/span><\/p>\n<p><b>Talking about homeownership as a synonym for stability has become ironic<\/b><span style=\"font-weight: 400;\">. A house provides shelter, yes, but it also conditions life decisions: having children, changing jobs, moving cities. It\u2019s no coincidence that birth rates are falling, the age of emancipation is rising, and life plans now depend on interest rates.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Housing \u2014which should be the foundation of a dignified life\u2014 has become a condition. <\/span><b>A \u201cgolden cage\u201d where freedom is defined not by walls, but by debt<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h3><b>Toward a new residential contract<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Escaping this loop requires consistent, <\/span><b>long-term policies<\/b><span style=\"font-weight: 400;\">. It demands:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">A sustained push for public, social, and cooperative<\/span><b> housing so that access to shelter doesn\u2019t depend on economic cycles<\/b><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Urban planning agility and <\/span><b>better land management to accelerate affordable construction<\/b><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Targeted taxation to penalize <\/span><b>underuse and incentivize rehabilitation<\/b><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Transparency and rental market governance, with s<\/span><b>tabilization tools in proven high-pressure areas<\/b><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Energy efficiency measures to <\/span><b>cut monthly bills and improve quality of life<\/b><span style=\"font-weight: 400;\">.<\/span><span style=\"font-weight: 400;\">\n<p><\/span><\/li>\n<\/ul>\n<h3><b>Housing: a right or a lifelong mortgage?<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The value of a home shouldn\u2019t be measured in euros per square meter, but in peace of mind \u2014the certainty that you can live without drowning financially.\u00a0 If it takes ten years of salary to buy a home \u2014not counting taxes, fees, and interest\u2014 the problem isn\u2019t just the price; it\u2019s the place housing occupies in our social contract. <\/span><b>Rebalancing it isn\u2019t optional; it\u2019s a condition for the future<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><b>11Onze is the community fintech of Catalonia.
