La taxa anual equivalent o TAE \u00e9s un \u00edndex en forma de percentatge anual que s\u2019aplica a tots els tipus de pr\u00e9stecs. Representa el cost real i efectiu d\u2019un pr\u00e9stec, ja que es tenen en compte tots els costos associats a la contractaci\u00f3. T\u2019expliquem com es calcula.<\/b><\/h3>\n

 <\/p>\n

Si vols comparar hipoteques o qualsevol mena de pr\u00e9stec <\/span>\u00e9s imprescindible saber qu\u00e8 \u00e9s la taxa anual equivalent o TAE<\/b>. A l\u2019Estat espanyol<\/span> \u00e9s obligatori que aquest indicador figuri a la publicitat i documentaci\u00f3 dels productes financers que facin refer\u00e8ncia a un pr\u00e9stec. Aix\u00f2 t\u2019ajudar\u00e0 a comparar el cost real de dos pr\u00e9stecs o m\u00e9s en un termini concret.\u00a0<\/span><\/p>\n

Els diversos pr\u00e9stecs que pots trobar al mercat de productes financers porten associats dos tipus d\u2019inter\u00e8s, el TIN i la TAE, <\/span>sobre els quals les entitats financeres tenen l\u2019obligaci\u00f3 legal d\u2019informar els clients, pr\u00e8viament a la contractaci\u00f3 d\u2019un cr\u00e8dit.<\/b> Encara que estan estretament relacionats, presenten importants difer\u00e8ncies que cal con\u00e8ixer per saber el cost efectiu d\u2019un pr\u00e9stec.<\/span><\/p>\n

Difer\u00e8ncies entre el TIN i la TAE<\/b><\/h3>\n

El TIN o tipus d’inter\u00e8s nominal \u00e9s un percentatge fix que el banc estableix per la prestaci\u00f3 de diners i que representa la suma de l\u2019eur\u00edbor m\u00e9s el diferencial aplicat. \u00c9s a dir, es tracta de <\/span>la quantitat que cal abonar a l\u2019entitat financera a canvi del capital prestat.<\/b> Aquest cost pot variar en funci\u00f3 de l’import del pr\u00e9stec, el termini d\u2019amortitzaci\u00f3 i el nostre perfil econ\u00f2mic. Tanmateix, el TIN no inclou les despeses associades a la hipoteca i, a difer\u00e8ncia de la TAE, el c\u00e0lcul no ha de ser anual obligat\u00f2riament.<\/span><\/p>\n

La TAE t\u00e9 en compte tots els costos associats a la contractaci\u00f3,<\/b> per tant, inclou el TIN i qualsevol comissi\u00f3 relacionada amb el pr\u00e9stec, com ara la comissi\u00f3 d\u2019obertura, les despeses d\u2019operaci\u00f3 que assumeix el consumidor i la freq\u00fc\u00e8ncia de pagaments. Aix\u00f2 no obstant, cal tenir present que a la TAE no s\u2019inclou el cost d\u2019alguns conceptes, com les despeses de notari o les primes de les assegurances i altres productes vinculats a l\u2019operaci\u00f3.<\/span><\/p>\n

Aix\u00ed mateix, \u00e9s important recordar que en el cas de pr\u00e9stecs a tipus d\u2019inter\u00e8s variable no \u00e9s possible determinar-ne l\u2019evoluci\u00f3 futura, per tant, el c\u00e0lcul de la TAE \u00e9s orientatiu. En tot cas, es tracta de<\/span> l\u2019indicador m\u00e9s fiable a l\u2019hora de determinar el cost real d\u2019un pr\u00e9stec<\/b>, m\u00e9s enll\u00e0 de la t\u00e8cnica comercial que hi ha al darrere del TIN anunciat a la cap\u00e7alera de les ofertes i promocions presentades per les entitats financeres.<\/span><\/p>\n

Com fer el c\u00e0lcul de la TAE<\/b><\/h3>\n

L\u2019inter\u00e8s de la TAE es calcula amb una f\u00f3rmula matem\u00e0tica (TAE = (1 + TIN\/f)f \u2013 1) que t\u00e9 en compte quatre factors: <\/span>la quantitat del pr\u00e9stec; el TIN; els terminis de pagament; i totes les despeses relacionades amb el pr\u00e9stec<\/b>. Pots utilitzar alguna de les calculadores de TAE que pots trobar a internet, com <\/span>aquesta<\/span><\/a> de l\u2019OCU, o introduir les dades en el simulador de pr\u00e9stec hipotecari o personal que ofereix la <\/span>web<\/span><\/a> del Banc d\u2019Espanya.<\/span><\/p>\n

Recorda que abans de fer qualsevol simulaci\u00f3, <\/span>cal tenir aquestes dades per obtenir el percentatge m\u00e9s realista possible: <\/b>capital inicial, TIN, despeses de constituci\u00f3 i peri\u00f2diques de la hipoteca, depeses de notaria, gestoria i del registre de la propietat. La periodicitat de la devoluci\u00f3, \u00e9s a dir, si pagar\u00e0s quotes mensuals, trimestrals, etc. Aix\u00ed com el termini d’amortitzaci\u00f3 de la hipoteca.\u00a0<\/span><\/p>\n
