Quina opci\u00f3 ens beneficia m\u00e9s?\u00a0<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400\">Comprar o llogar \u00e9s l\u2019etern dilema del sector immobiliari. Hi ha els perpetus defensors, tant d\u2019una opci\u00f3 com de l&#8217;altra, amb interminables discussions sobre quina ens resulta m\u00e9s avantatjosa. Al final, per\u00f2, la resposta \u00e9s ben simple: dep\u00e8n. Dep\u00e8n de la nostra situaci\u00f3 i de les nostres necessitats. El que sembla ideal per alg\u00fa de quaranta anys, amb un treball estable, pot acabar sent absolutament el contrari per a un jove de vint i escaig amb ganes de veure m\u00f3n. Una decisi\u00f3 personal, per\u00f2 que requereix una planificaci\u00f3 important. Analitzem la situaci\u00f3 actual i les tend\u00e8ncies predominants.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h3><b>Ser propietari, una q\u00fcesti\u00f3 cultural?<\/b><\/h3>\n<p><span style=\"font-weight: 400\">Aquesta disjuntiva es pot considerar tamb\u00e9 un tema cultural: el <\/span><a href=\"https:\/\/www.libremercado.com\/2017-05-23\/espana-es-un-pais-de-propietarios-el-84-posee-una-vivienda-y-el-16-dos-o-mas-1276599523\/\"><b>74%<\/b><\/a><b> dels catalans viuen en habitatges de la seva propietat,<\/b><span style=\"font-weight: 400\"> i la resta en habitatges de lloguer. Passa el mateix en molts pa\u00efsos del sud, mentre que al nord d\u2019Europa aquests n\u00fameros canvien radicalment: pa\u00efsos com Alemanya o Su\u00efssa amb prou feines superen el <\/span><a href=\"https:\/\/www.libremercado.com\/2017-05-23\/espana-es-un-pais-de-propietarios-el-84-posee-una-vivienda-y-el-16-dos-o-mas-1276599523\/\"><span style=\"font-weight: 400\">40%<\/span><\/a><span style=\"font-weight: 400\"> de propietaris. Tenir un habitatge de propietat \u00e9s una inversi\u00f3 a futur, que et permet vendre i recuperar part dels diners en qualsevol moment. De fet, la situaci\u00f3 econ\u00f2mica actual anima a considerar l\u2019opci\u00f3 d\u2019hipotecar-se, ja que el baix nivell en qu\u00e8 es troba l\u2019eur\u00edbor <\/span><b>pot reduir significativament els interessos <\/b><span style=\"font-weight: 400\">que pagar\u00edem en cas de contractar una hipoteca. A m\u00e9s, els preus dels pisos, tot i no ser baixos, es pot considerar que han moderat relativament el seu preu despr\u00e9s de l\u2019any de pand\u00e8mia.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Adquirir un habitatge equival a ser propietari d\u2019una cosa fixa, material i que sempre estar\u00e0 all\u00e0, i que per tant ens resultar\u00e0 benefici\u00f3s si el nostre pla de futur implica tenir estabilitat: mantenir-nos al mateix lloc durant anys, tenir una feina estable que no ens exigeixi canviar de localitat o que l\u2019espai sigui l\u2019adequat pels plans familiar que tinguem.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h3><b>El lloguer: llibertat&#8230; a quin preu?<\/b><\/h3>\n<p><span style=\"font-weight: 400\">El lloguer \u00e9s l\u2019opci\u00f3 oposada a la compra, i el podem resumir amb les paraules<\/span><b> llibertat i flexibilitat<\/b><span style=\"font-weight: 400\">: ens permet no estar lligats a cap dels habitatges que escollim, i si en un any volem marxar perqu\u00e8 anem a treballar a l\u2019estranger, venen uns ve\u00efns que no ens agraden, o simplement per canviar d\u2019aires, no hi ha cap problema, tret de les condicions particulars que h\u00e0gim signat al contracte. Una gesti\u00f3 que tamb\u00e9 esdev\u00e9 significativament m\u00e9s econ\u00f2mica que en el cas de la hipoteca, ja que no necessitarem notari ni gestions legals rellevants. Aquest \u00e9s un punt clau per als joves o les fam\u00edlies amb menys recursos que no disposen d\u2019estalvis suficients per realitzar els tr\u00e0mits d\u2019una hipoteca.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Aquesta flexibilitat amaga, per\u00f2, un h\u00e0ndicap important: la duraci\u00f3 limitada dels contractes. El lloguer que hem agafat durar\u00e0 una quantitat determinada d\u2019anys. A partir d\u2019aleshores, <\/span><b>\u00e9s possible que el preu canvi\u00ef i augmenti<\/b><span style=\"font-weight: 400\">. Independentment del barri o poblaci\u00f3 en qu\u00e8 vivim, podem trobar-nos en la situaci\u00f3 de no poder pagar el nou lloguer, tot i haver estat molts anys pagant regularment uns diners que al final \u201chem perdut\u201d: no s\u2019han tradu\u00eft en fer-nos propietaris.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Tamb\u00e9 cal recordar que la llibertat que pot proporcionar un lloguer pot ser un concepte relatiu, ja que hi ha coses sobre les quals no podem escollir, per exemple les modificacions del pis que vulguem fer, per les quals necessitarem el perm\u00eds del propietari.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<h3><b>La nostra situaci\u00f3 i el nostre perfil s\u00f3n \u00fanics<\/b><\/h3>\n<p><span style=\"font-weight: 400\">Comprar o llogar poden semblar, i certament s\u00f3n, dos conceptes oposats, per\u00f2 al cap i a la fi, no deixen de ser dues cares de la mateixa moneda: <\/span><b>la necessitat de tenir un lloc on viure<\/b><span style=\"font-weight: 400\">.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Al final, cada persona \u00e9s un m\u00f3n, i el que uns poden considerar b\u00e0sic, per altres no \u00e9s m\u00e9s que un luxe innecessari, o fins i tot, un desavantatge.
